The right selling method depends on your property, the buyers it is likely to attract and the timing that works for you. Ray White Cashmere can help you weigh those choices alongside your appraisal and marketing plan.
Discuss the evidence behind the suggested price range, the likely buyer audience, your preferred settlement timing and how offers will be handled. A well-planned campaign connects presentation, photography, advertising, viewings and buyer follow-up to the method you choose.
An advertised price gives buyers a clear starting point. Selling by negotiation leaves the price open for discussion. In either case, consider the whole offer, including conditions and settlement, rather than the price alone. An asking price is not a guaranteed result or a ceiling on what a buyer may offer.
An auction brings interested buyers together to bid publicly on a set date. You agree a reserve and the sale terms beforehand. A successful purchase under the hammer is unconditional, so buyers need to complete their checks and arrange finance before bidding.
The campaign provides a clear timetable, but a sale is not guaranteed. Discuss the marketing investment, buyer readiness and what happens if bidding does not reach reserve. If early offers may be considered, agree the process with your salesperson before the campaign starts.
A tender invites confidential written offers by an advertised closing time. Offers can include conditions. The tender documents set out when offers may be considered, how long they remain open and whether the seller can consider an offer before the deadline. There is no blanket rule that every tender must wait until closing before an offer can be accepted.
A deadline sale gives buyers a date to work towards. Confirm whether the property may sell earlier, how interested buyers will be kept informed and how offers will be presented. Compare the strength of each offer with your objectives, including its conditions and settlement arrangements.
A sole or exclusive agency agreement appoints an agency for an agreed period. It is not itself a method of sale. Read the agreement, understand commission and marketing costs, and seek legal advice before signing.
